Property Maintenance and Improvements

  • Preventative maintenance & physical repair
  • Long-term relationships with trusted vendors, contractors, architects, engineers, lawyers, accountants
  • Open communication with Management office in order to stay atop of major & minor daily requirements
  • Monthly building-wide inspections
  • Weekly walk-throughs
  • Focus on cleanliness, comfort and safety
  • Securing property by contracting and/or maintaining security service provider contract;
  • establishing and enforcing precautionary policies and procedures

Shareholder/Tenant Relations and Dispute Resolution

  • Enforce occupancy policies
  • Providing delinquency reports
  • Set up tenant evictions for non-payment
  • Tenant evictions for illegal use of apartments (e.g. subletting, bed and breakfasts, etc.)
  • Background check of potential tenants
  • Monthly scheduled meetings
  • Courteous & timely response to all inquiries and concerns


Code Compliance

  • Compliance with all requisite state & city filings
  • Routine inspections to prevent violations
  • Coordination of mandatory inspections (e.g. elevator, sprinkler, stand pipe, boiler, fire extinguishers, etc.)
  • New York City yearly Building registration
